TYPES OF BUSINESSES

TRASPASO OR LEASEHOLD:
  The Landlord rents his property to the leaseholder on a contract that is normally a period of five to ten years but has been known to have up to fifteen years depending on the Landlord. The rent is fixed in the contract and can only be increased annually by cost of living index. If the rent is not paid for longer than a period of three months then the Landlord may terminate the contract but this can only be done through the courts system. Legal costs for the transfer of the lease are not included in the price of the business and vary significantly.

RENTAL:
Rental businesses are normally on a renewable year to year basis or depending on the landlord a years rent in advanced can be asked. Legal costs for rentals are not included in the price of the business and vary significantly.

FREEHOLD:
Freehold premises are rare these days but are well worth having. If you were to purchase a freehold it means you would be buying the property outright and no rent is needed. The banks are happy to discuss a loan and will advise you of the necessary taxes which are to be paid to the government.

FIRST STEPS

  If you would like us to assist you in booking a flight or accommodation, we can do so, and arrange to meet you at Palma airport on your arrival. Once we have picked you up from the airport and settled you in your accommodation, we will then take you around the area of your choice and show you a selection of businesses within your price range.

THERE WILL BE NO OBLIGATION OR HARD SALES AS WE WILL BE WITH YOU EVERY STEP OF THE WAY.

  Once you have decided on the business of your choice, we will draw up an option agreement with the Vender agreeing the price, stock and time needed for completion. A deposit of 10% of the agreed price is required and will be lodged in a client bank account, but will not be removed until completion of the sale. Should the Vender change his/her mind in selling then the deposit is refunded. Should you change your mind in buying the business then the deposit is kept by the Vendor. An inventory of all fixtures and fittings will be provided on completion.

UPON COMPLETION:
  C&L will arrange all the necessary arrangements with the Landlord, Vender and an English speaking lawyer who will have made sure all paperwork and licences are " free of debt ". Normally there is a six week gap before completion depending on both parties.
